505 homes is a large release. On a building this size the release strategy, which floors and orientations come out first, and what is held back, is most of the pricing story. Ask what is actually in the current release.

Location

Brentwood has been rebuilt around the Millennium Line over the past decade. Brentwood Town Centre Station and The Amazing Brentwood put transit, groceries and retail within a walk, and the line runs to both downtown Vancouver and Coquitlam without a transfer. The amenity is excellent and the tower pipeline is deep, worth knowing if you are buying to rent or assign rather than occupy.

South Yards (Phase 1 – Tower B) at $1,293 is within a few percent of it, effectively at market. That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: Slate at $1,193, Thind Brentwood – Lumina (Eclipse) at $1,230, South Yards (Phase 1 – Tower A) at $1,247 per sq. ft. Worth pricing those against this before you decide.

Narrowed to Brentwood specifically (6 comparable projects), the local median is $1,134, putting South Yards (Phase 1 – Tower B) roughly 14% above its immediate neighbours.

What I would check before you sign

  1. The outside completion date in the disclosure statement, which will be later than the estimate above and is the date you are actually agreeing to.
  2. The deposit schedule: 15% total, but the staging is what hits your cash flow.
  3. Whether you can assign, and at what cost. Assume the CRA sees it: CSAIR reporting covers this now.
  4. Concurrent supply at completion. Relevant if you are buying to rent or assign rather than to occupy.
  5. Which homes are still available, and ask directly why those ones are.
  6. The projected strata budget, which is usually optimistic at launch.
