Terms and Conditions
These terms cover what this website is, what it is not, and the basis on which you use it. They are written to be read, not to be skimmed past.

Who operates this site
vancouverdwelling.ca is operated by Jacky Ng, a licensed real estate advisor in British Columbia, under the brand Vancouver Dwelling and as part of the Vancity Experts team. Real estate services are provided through my brokerage, RE/MAX Crest Realty, #300 – 1195 West Broadway, Vancouver, British Columbia V6H 3X5.
Using this site means accepting these terms. If you do not accept them, please do not use the site.
What this site is
This site is a research tool for people considering a presale home in Metro Vancouver. It gathers project information, market data and plain-language guides in one place, and it is published in good faith and kept as current as I reasonably can. It is general information about a market, not a recommendation about your situation.
What this site is not
- It is not an offer. Nothing on this site is an offer to sell, or a solicitation of an offer to buy, any home. Prices, deposit structures, floor plans, incentives, completion estimates and availability are drawn from developer material and change without notice. Errors and omissions excepted.
- It is not professional advice. Nothing here is legal, tax, accounting, mortgage, appraisal or investment advice. Presale contracts are binding legal documents with real financial consequences, and the tax rules around them change. Get advice from a lawyer, accountant, mortgage broker or other qualified professional before you commit to anything.
- It does not make you my client. Reading this site, sending a form, or exchanging messages with me does not create an agency relationship. That begins only when we sign the written service agreement required under the Real Estate Services Act. Until then, please do not send me confidential information you would not want an unrepresented party to have.
Presale information, prices and plans
Project details on this site come from developers, their sales teams and public filings. I check them, but I do not control them, and a project can change between my last update and the day you read it.
For any specific project, the developer’s disclosure statement and the contract of purchase and sale are the documents that govern — not this website, not a brochure, and not a conversation. Renderings and floor plans are the developer’s artistic representations; finishes, dimensions, views and completion dates are subject to change, and dimensions are usually approximate. Read the disclosure statement, and take the seven-day rescission period seriously.
Calculators and estimates
The tax calculator, price-per-square-foot figures, completion timelines and any other numbers generated on this site are estimates produced from general rules and published data. They are there to help you frame a decision, not to be relied on as a quote.
GST rebate thresholds, property transfer tax rates and exemptions, the speculation and vacancy tax and the flipping tax all change, sometimes with little notice and sometimes retroactively. Before you rely on any figure, confirm it with your lawyer, accountant or lender against the rules in force on the date that matters to your transaction.
If we work together
Any services I provide to you are governed by the written agreement we sign and by the rules that apply to me under the Real Estate Services Act and the BC Financial Services Authority, through RE/MAX Crest Realty. Where those documents and rules say something different from this website, they prevail.
Using the site
You are welcome to use this site for your own research, and to share links to it. Please do not:
- scrape, harvest or bulk-copy the project data, tables or written content, whether by hand or by automated means, for republication or for a commercial database;
- republish substantial parts of the guides or market analysis as your own;
- use the forms or contact channels to send unsolicited commercial messages, or to submit information that is not yours to submit;
- attempt to interfere with the site, its security or its availability.
Short quotations with a link back are fine and welcome. If you want to use more than that, ask me — the answer is usually yes.
Content and copyright
The written content, market tables, guides and photographs I have produced for this site are mine. Project renderings, floor plans, logos and marketing images belong to the developers who created them and appear here to describe the projects they depict; those rights stay with their owners. Nothing on this site transfers any of those rights to you.
Links to other sites
This site links to developer websites, government pages, news coverage and other outside sources. I do not control them and I am not responsible for their content, their accuracy or their privacy practices. A link is a pointer, not an endorsement.
What you send me
What happens to information you send through this site is set out in the privacy policy. In short: I use it to answer you, I do not sell it, and you can ask me to delete what I am not required to keep. Please do not send financial account details, identification documents or other highly sensitive material through a web form or ordinary email — call me and we will find a safer route.
If you asked for market updates, every message includes an unsubscribe link and you can withdraw that consent at any time.
Availability
I aim to keep the site up and current, but I cannot promise uninterrupted access, and I may add, change or remove content, projects or pages at any time.
Limitation of liability
The site is provided as it is. To the fullest extent permitted by British Columbia law, I am not liable for loss arising from your use of this site or from reliance on information published here, including decisions made about a property, a contract or a tax position without independent professional advice. Nothing in these terms limits liability that cannot be limited by law.
Governing law
These terms are governed by the laws of British Columbia and the federal laws of Canada that apply in it. The courts of British Columbia have jurisdiction over any dispute arising from them.
Changes to these terms
If these terms change materially, I will update the date at the top of this page. Continuing to use the site after that means accepting the revised version.
Contact and complaints
For anything about this site or these terms, contact me at ja***@************ts.com or +1 (7**********16. Complaints about the conduct of a real estate professional can be made to the BC Financial Services Authority. Privacy complaints are covered in the privacy policy.
