Brand new, finished, and ready to walk through.
Every Metro Vancouver condo and townhome building that has finished construction and still has homes for sale. Tracked in my own project database and updated live.
01 · Why it’s a different purchaseYou’re not buying paper.
The most common reason people tell me they won’t buy a presale is that they’d be paying a deposit on a floor plan and a rendering, then waiting two or three years to find out what they actually bought. A completed building that is still selling removes most of that.
- You see the actual home. The view, the light, the finishes, the noise from the street, the amenities. No rendering.
- No completion risk. The building is already up. You aren’t exposed to delays, a developer running into trouble, or a market shift before you get the keys.
- No deposit tied up for years. You pay your deposit and complete on a normal timeline.
- The strata already exists. You can ask for the Form B and any meeting minutes, and see real strata fees rather than a pre-construction estimate.
It is still a brand-new home bought directly from the developer, never lived in, and covered by BC’s new home warranty.
02 · What I’d check firstThe honest trade-offs.
- Why these homes are still available. Remaining inventory is rarely the pick of the release. Ask directly why these particular homes are left — orientation, floor, layout or price.
- The warranty start date. For a home that has sat unsold after completion, confirm when its warranty coverage actually began.
- GST and rebates. GST applies to new homes whether you buy before or after completion. Run the numbers on my BC presale tax calculator before you commit.
- Financing now, not later. You need a mortgage approved for completion today. There’s no two-year runway.
- The resale comparison. A two- or three-year-old resale nearby can be cheaper per square foot. Brand new is worth something — know how much you’re paying for it.
03 · Every move-in ready buildingFinished and still selling.
Each card opens my page for that project: blended price per square foot, sizes, developer and school catchment. To filter by city or by condo versus townhome, use my presale listings and tick Move-In Ready under Stage.

04 · Questions buyers askBefore you book a viewing.
What does "move-in ready" mean on this page?
A building that has finished construction where the developer still has unsold homes. You are buying brand new, never lived in, directly from the developer, and you can move in once the sale completes rather than waiting years for a building to go up.
Can I see the actual home before I buy?
Usually, yes. That is the main difference from a presale, where you buy from a floor plan and a rendering. You can walk the unit, check the view and orientation, and see the finished amenities.
Is GST charged on a completed new home?
Yes. GST applies to newly built homes whether you buy before or after completion. Rebates may apply depending on price and whether it will be your principal residence, so check eligibility before you sign. My BC presale tax calculator walks through the numbers.
Does a completed new home come with a warranty?
New homes in BC carry the provincial home warranty: two years on materials and labour, five on the building envelope and ten on the structure. For a home that has sat unsold after completion, ask for the warranty certificate and confirm its start date before you sign.
Are prices negotiable on completed buildings?
Often more than at a presale launch, because the developer is carrying costs on finished, empty homes. Incentives, parking, storage or closing credits are common, but nothing is guaranteed and it varies building by building.
Why would a finished building still have unsold homes?
Pricing, layout, a shift in the market, or homes held back from earlier releases. Remaining inventory is rarely the pick of the release, so ask directly why these particular homes are still available.
How is financing different from a presale?
You need your mortgage approved for completion now, not two or three years from now. There is no long deposit hold, and you are not exposed to rates or your own circumstances changing before the building is done.
Vancouver Dwelling project tracking of Metro Vancouver developments, updated as projects change · A building listed here can sell out or change its pricing at any time — confirm availability before you visit.
Want a shortlist worth seeing?
Tell me your budget, area and must-haves. I’ll narrow this list to the buildings worth your time and tell you which ones I’d walk away from.
