Measured against 14 other Coquitlam townhome projects in my database, the median blended price is $869 per sq. ft. Westview at $880 is within a few percent of it, effectively at market. That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: Sundays on Grant at $846, The Robinsons – Parkside Collection at $863, The Grove at $876 per sq. ft. Priced over it: Lodana (Townhomes) at $890, Dwell at $905, Kestrel at $930 per sq. ft. I would look at those before signing anything here.

What I would check before you sign

  1. Whether the date holds. A near-term completion on a project still pre-launch or mid-construction is tight. Ask what the outside completion date in the disclosure statement says. That is the date that binds you, not the one in the marketing.
  2. The deposit milestones, and whether your funds are committed elsewhere at those dates.
  3. The assignment clause. Some developers restrict it outright; know before you sign.
  4. GST and the first-time buyer rebate. In this price band the rebate changes the arithmetic materially. Worth running the numbers before you commit.
  5. Stacked versus traditional townhome, plus orientation and whether it is an end unit, these drive both livability and resale more than finishes do.
  6. What is actually left, and why. Remaining inventory is rarely the pick of the release.
  7. The projected strata budget, which is usually optimistic at launch.
