Concrete
— 01 / Overview

Overview

Slate is a 341-home concrete development in Burnaby, in the Brentwood area. Homes run 757 to 1,801 sq. ft. Blended pricing is around $1,193 per sq. ft. Estimated completion is 2026.

Location

Brentwood has been rebuilt around the Millennium Line over the past decade. Brentwood Town Centre Station and The Amazing Brentwood put transit, groceries and retail within a walk, and the line runs to both downtown Vancouver and Coquitlam without a transfer. The amenity is excellent and the tower pipeline is deep, worth knowing if you are buying to rent or assign rather than occupy.

This listing does not yet carry a full civic address. If you want the exact siting, which matters a great deal for orientation, noise and outlook, ask me and I will get it from the developer.

  • 341 homes, concrete construction
  • 757 – 1,801 sq. ft.

  • At that blended rate, roughly $903,000 for the smallest plan and $2,149,000 for the largest

  • Status: Now Selling

How the pricing compares

Measured against 48 other Burnaby concrete projects in my database, the median blended price is $1,250 per sq. ft. Slate at $1,193 is within a few percent of it, effectively at market. That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: Alaska at $956, Akimbo at $1,062, Gilmore Place – Tower 2 at $1,075 per sq. ft. Priced over it: Thind Brentwood – Lumina (Eclipse) at $1,230, South Yards (Phase 1 – Tower A) at $1,247, South Yards (Phase 1 – Tower B) at $1,293 per sq. ft. Worth pricing those against this before you decide.

Narrowed to Brentwood specifically (6 comparable projects), the local median is $1,152, putting Slate roughly 4% above its immediate neighbours.

What I would check before you sign

  1. Whether the date holds. A near-term completion on a project still pre-launch or mid-construction is tight. Ask what the outside completion date in the disclosure statement says. That is the date that binds you, not the one in the marketing.
  2. How the 15% is staged, not just that it totals 15%.
  3. Assignment rights and fees, which matter more the longer the build runs.
  4. Concurrent supply at completion. Relevant if you are buying to rent or assign rather than to occupy.
  5. What is actually left, and why. Remaining inventory is rarely the pick of the release.
  6. The projected strata budget, which is usually optimistic at launch.

Before you commit at Slate, get someone to read the disclosure statement with you. I do this for clients as a matter of course, along with pulling floor plans and real availability.
