How the pricing compares

Measured against 9 other North Vancouver wood-frame projects in my database, the median blended price is $1,100 per sq. ft. Rove at $1,212 sits about 10% above that, toward the upper end of the North Vancouver wood-frame range. I would rather say that plainly than dress it up. A premium can be entirely rational, scarcity of the format, walkable transit, a better site, but you should be able to state what you are paying it for.

Direct comparables

Priced under it: The Trails Phase 1B at $1,052, Trailside at Lynn (Phase 4) at $1,100, Towns at Lynn at $1,110 per sq. ft. Priced over it: Morrison Walk at $1,215, Lennox at $1,260, Brookridge Lane Edgemont Collection at $1,290 per sq. ft. I would look at those before signing anything here.

What I would check before you sign

  1. Whether the date holds. A near-term completion on a project still pre-launch or mid-construction is tight. Ask what the outside completion date in the disclosure statement says. That is the date that binds you, not the one in the marketing.
  2. The deposit schedule: 15% total, but the staging is what hits your cash flow.
  3. Assignment terms: whether you can assign, the fee, and whose consent you need. CSAIR reporting now makes assignment activity visible to the CRA.
  4. What is actually left, and why. Remaining inventory is rarely the pick of the release.
  5. Strata fees against the projected budget, not the launch estimate.
