Overview

Terza is a 15-home townhome development in North Vancouver, in the Moodyville area. Homes run 950 to 1,900 sq. ft. Blended pricing is around $1,032 per sq. ft. Estimated completion is 2026.

At up to 1,900 sq. ft. these are detached-house alternatives rather than starter homes. The buyer is usually a family trading up out of an apartment, or down out of a single-family house.

15 homes is a small release. Sites this size typically sell through in one or two release rounds, and the best-oriented plans go in the first.

Location

Moodyville sits immediately east of Lower Lonsdale along East 3rd Street, and has been rezoned over the past decade from single-family into low-rise density. The SeaBus at Lonsdale Quay is a walk or short bus ride away, putting downtown Vancouver about 12 minutes across the water. The Spirit Trail runs through the neighbourhood and Moodyville Park anchors it.

That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: 1515 Rupert at $971, Eastwoods at $989 per sq. ft. Priced over it: The Trails – Phase 1B at $1,049, Emerald at $1,059, Brookridge Lane – Edgemont Collection at $1,289 per sq. ft. Those are the projects worth putting side by side with this one.

What I would check before you sign

  1. Whether the date holds. A near-term completion on a project still pre-launch or mid-construction is tight. Ask what the outside completion date in the disclosure statement says. That is the date that binds you, not the one in the marketing.
  2. The deposit milestones, and whether your funds are committed elsewhere at those dates.
  3. Assignment rights and fees, which matter more the longer the build runs.
  4. Stacked versus traditional townhome, plus orientation and whether it is an end unit, these drive both livability and resale more than finishes do.
  5. Which homes are still available, and ask directly why those ones are.
  6. Strata fees against the projected budget, not the launch estimate.
