Location

Burquitlam is the most transit-connected corner of Coquitlam. Burquitlam Station on the Millennium Line reaches downtown Vancouver without a transfer, Lougheed Town Centre is one stop away, and buses run directly up Burnaby Mountain to SFU. Como Lake and Burquitlam Plaza cover the everyday. The neighbourhood is densifying quickly and mostly upward, towers are the default form here, which makes ground-oriented supply genuinely scarce.

How the pricing compares

Measured against 32 other Coquitlam wood-frame projects in my database, the median blended price is $915 per sq. ft. Emerald at $1,116 sits about 22% above that, toward the upper end of the Coquitlam wood-frame range. I would rather say that plainly than dress it up. A premium can be entirely rational, scarcity of the format, walkable transit, a better site, but you should be able to state what you are paying it for.

Direct comparables

Priced under it: Aavand at $975, Wilford at $1,025, Soenhaus at $1,105 per sq. ft. Those are the projects worth putting side by side with this one.

Narrowed to Burquitlam specifically (4 comparable projects), the local median is $1,000, putting Emerald roughly 12% above its immediate neighbours.

What I would check before you sign

  1. The outside completion date in the disclosure statement, which will be later than the estimate above and is the date you are actually agreeing to.
  2. How the 15% is staged, not just that it totals 15%.
  3. Assignment rights and fees, which matter more the longer the build runs.
  4. What is actually left, and why. Remaining inventory is rarely the pick of the release.
  5. Strata fees against the projected budget, not the launch estimate.
