You own the home and can sell or transfer it much as you would a freehold property, but for a defined term rather than in perpetuity.
Practically: property assessment and taxation work through BC Assessment much as in any municipality, and the major banks do lend on leasehold, with CMHC insurance available where its requirements are met. What differs is that your lender pool is narrower than on freehold, and the remaining lease term becomes a factor for future buyers. Get a lender view specific to this property early, not a general pre-approval, and have your lawyer read the sublease before your deposit becomes non-refundable.
