That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: Highline at $1,095, Onyx at $1,177, Riviera at $1,205 per sq. ft. Priced over it: O2 O2 at $1,285, Nuvo at $1,290, Reign – South Tower at $1,311 per sq. ft. Worth pricing those against this before you decide.

Narrowed to Metrotown specifically (7 comparable projects), the local median is $1,285, putting Perla roughly 3% below its immediate neighbours.

What I would check before you sign

  1. Whether the date holds. A near-term completion on a project still pre-launch or mid-construction is tight. Ask what the outside completion date in the disclosure statement says. That is the date that binds you, not the one in the marketing.
  2. The deposit schedule: 15% total, but the staging is what hits your cash flow.
  3. Whether you can assign, and at what cost. Assume the CRA sees it: CSAIR reporting covers this now.
  4. Concurrent supply at completion. Relevant if you are buying to rent or assign rather than to occupy.
  5. Which homes are still available, and ask directly why those ones are.
  6. The projected strata budget, which is usually optimistic at launch.

Before you commit at Perla, get someone to read the disclosure statement with you. I do this for clients as a matter of course, along with pulling floor plans and real availability.
