Location

Burquitlam is the most transit-connected corner of Coquitlam. Burquitlam Station on the Millennium Line reaches downtown Vancouver without a transfer, Lougheed Town Centre is one stop away, and buses run directly up Burnaby Mountain to SFU. Como Lake and Burquitlam Plaza cover the everyday. The neighbourhood is densifying quickly and mostly upward, towers are the default form here, which makes ground-oriented supply genuinely scarce.

How the pricing compares

Measured against 14 other Coquitlam townhome projects in my database, the median blended price is $869 per sq. ft. Harriswood at $965 sits about 11% above that, toward the upper end of the Coquitlam townhome range. I would rather say that plainly than dress it up. A premium can be entirely rational, scarcity of the format, walkable transit, a better site, but you should be able to state what you are paying it for.

Direct comparables

Priced under it: Kestrel at $930, Samer at $930, Burqville at $950 per sq. ft. Those are the projects worth putting side by side with this one.

Narrowed to Burquitlam specifically (7 comparable projects), the local median is $905, putting Harriswood roughly 7% above its immediate neighbours.

What I would check before you sign

  1. The outside completion date in the disclosure statement, which will be later than the estimate above and is the date you are actually agreeing to.
  2. The deposit milestones, and whether your funds are committed elsewhere at those dates.
  3. Assignment rights and fees, which matter more the longer the build runs.
  4. Stacked versus traditional townhome, plus orientation and whether it is an end unit, these drive both livability and resale more than finishes do.
  5. Which homes are still available, and ask directly why those ones are.
  6. Monthly costs: strata fees on the plan you actually want.
