Location

Burquitlam is the most transit-connected corner of Coquitlam. Burquitlam Station on the Millennium Line reaches downtown Vancouver without a transfer, Lougheed Town Centre is one stop away, and buses run directly up Burnaby Mountain to SFU. Como Lake and Burquitlam Plaza cover the everyday. The neighbourhood is densifying quickly and mostly upward, towers are the default form here, which makes ground-oriented supply genuinely scarce.

That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: The Robinsons – Parkside Collection at $863, The Grove at $876, Dwell at $905 per sq. ft. Priced over it: Burqville at $950, Harriswood at $965 per sq. ft. Worth pricing those against this before you decide.

Narrowed to Burquitlam specifically (7 comparable projects), the local median is $905, putting Kestrel roughly 3% above its immediate neighbours.

What I would check before you sign

  1. The outside completion date in the disclosure statement, which will be later than the estimate above and is the date you are actually agreeing to.
  2. The deposit milestones, and whether your funds are committed elsewhere at those dates.
  3. The assignment clause. Some developers restrict it outright; know before you sign.
  4. Stacked versus traditional townhome, plus orientation and whether it is an end unit, these drive both livability and resale more than finishes do.
  5. What is actually left, and why. Remaining inventory is rarely the pick of the release.
  6. Strata fees against the projected budget, not the launch estimate.

Before you commit at Kestrel, get someone to read the disclosure statement with you. I do this for clients as a matter of course, along with pulling floor plans and real availability.
