Wood-frame
— 01 / Overview

Overview

Luxora is a 30-home wood-frame development at 2368 Shaughnessy Street, Port Coquitlam, BC V3C 3E3, in Port Coquitlam, south of Lougheed. Homes run 422 to 1,229 sq. ft. Blended pricing is around $890 per sq. ft. Estimated completion is 2026.

Plans start at 422 sq. ft., so the release spans studios through to 1,229 sq. ft. family plans, worth knowing that the per-foot average below blends two quite different products.

30 homes is a mid-sized release. Sites this size typically sell through in one or two release rounds, and the best-oriented plans go in the first.

Location

This is downtown Port Coquitlam: Shaughnessy Street, Leigh Square, the PoCo recreation complex, and the Traboulay PoCo Trail looping the city. The West Coast Express station gets commuters to downtown Vancouver in roughly 45 minutes, though it runs on a weekday schedule rather than all day. There is no SkyTrain here, and that absence is most of the reason the neighbourhood still prices below Coquitlam Centre.

The homes

  • 30 homes, wood-frame construction
  • 422 – 1,229 sq. ft.
  • Blended pricing around $890 per sq. ft.
  • At that blended rate, roughly $376,000 for the smallest plan and $1,094,000 for the largest
  • 15% deposit
  • Estimated completion 2026
  • Status: Now Selling

How the pricing compares

Measured against 32 other Coquitlam wood-frame projects in my database, the median blended price is $931 per sq. ft. Luxora at $890 is within a few percent of it, effectively at market. That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: Hawthorne at $840, Marlow at $855, Two Shaughnessy at $883 per sq. ft. Priced over it: Livy at $925, Porthaven at $948 per sq. ft. Worth pricing those against this before you decide.

Narrowed to Port Coquitlam, south of Lougheed specifically (7 comparable projects), the local median is $855, putting Luxora roughly 4% above its immediate neighbours.

What I would check before you sign

  1. Whether the date holds. A near-term completion on a project still pre-launch or mid-construction is tight. Ask what the outside completion date in the disclosure statement says. That is the date that binds you, not the one in the marketing.
  2. Deposit timing against the rest of your cash position.
  3. The assignment clause. Some developers restrict it outright; know before you sign.
  4. GST and the first-time buyer rebate. In this price band the rebate changes the arithmetic materially. Worth running the numbers before you commit.
  5. Which homes are still available, and ask directly why those ones are.
  6. Monthly costs: strata fees on the plan you actually want.

Before you commit at Luxora, get someone to read the disclosure statement with you. I do this for clients as a matter of course, along with pulling floor plans and real availability.
