Overview

At up to 1,866 sq. ft. these are detached-house alternatives rather than starter homes. The buyer is usually a family trading up out of an apartment, or down out of a single-family house.

Location

Surrey City Centre is the region’s second downtown in everything but name. King George and Surrey Central Stations put you on the Expo Line, SFU’s Surrey campus sits inside Central City, and Surrey Memorial Hospital, City Hall and the central library are all within the core. Holland Park anchors the green space. It is also where the Surrey–Langley SkyTrain extension begins, which will make this the transfer point for everything east of here.

How the pricing compares

Measured against 19 other Surrey townhome projects in my database, the median blended price is $623 per sq. ft. Center 128 at $665 is within a few percent of it, effectively at market. That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: Queens – Forest Hills at $640, Douglas Green Living (Townhomes) at $651, The Park Landmark at $655 per sq. ft. Priced over it: Fox and Aikins North at $678, Morgan Path at $708, Park and Maven (Townhomes) at $710 per sq. ft. The spread across that group is mostly siting and phase, not build quality.

What I would check before you sign

  1. The outside completion date in the disclosure statement, which will be later than the estimate above and is the date you are actually agreeing to.
  2. How the 15% is staged, not just that it totals 15%.
  3. Assignment terms: whether you can assign, the fee, and whose consent you need. CSAIR reporting now makes assignment activity visible to the CRA.
  4. GST and the first-time buyer rebate. In this price band the rebate changes the arithmetic materially. Worth running the numbers before you commit.
  5. Stacked versus traditional townhome, plus orientation and whether it is an end unit, these drive both livability and resale more than finishes do.
  6. Which homes are still available, and ask directly why those ones are.
  7. Strata fees against the projected budget, not the launch estimate.
