Location

Fleetwood’s value case rests on one fact: Fleetwood Station is under construction as part of the Surrey–Langley SkyTrain extension along Fraser Highway. All eight stations on that line are now being built, with service intended to open by the end of 2029. Fleetwood has historically traded at a discount to Guildford and Surrey Centre precisely because it lacked rapid transit. That gap is what closes when the line opens. Fleetwood Park and the Surrey Sport & Leisure Complex are the neighbourhood anchors.

How the pricing compares

Measured against 19 other Surrey townhome projects in my database, the median blended price is $623 per sq. ft. Nature Haus at $635 is within a few percent of it, effectively at market. That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: Salton at $620, The Beverly at $623, The Boroughs (Phase 3) – Chelsea at $630 per sq. ft. Priced over it: Queens – Forest Hills at $640, Douglas Green Living (Townhomes) at $651, The Park Landmark at $655 per sq. ft. That group is the real competitive set for this address.

What I would check before you sign

  1. Whether the date holds. A near-term completion on a project still pre-launch or mid-construction is tight. Ask what the outside completion date in the disclosure statement says. That is the date that binds you, not the one in the marketing.
  2. How the 15% is staged, not just that it totals 15%.
  3. Whether you can assign, and at what cost. Assume the CRA sees it: CSAIR reporting covers this now.
  4. GST and the first-time buyer rebate. In this price band the rebate changes the arithmetic materially. Worth running the numbers before you commit.
  5. Stacked versus traditional townhome, plus orientation and whether it is an end unit, these drive both livability and resale more than finishes do.
  6. The unsold inventory specifically. On a selling project this tells you a lot.
  7. Monthly costs: strata fees on the plan you actually want.
