Fleetwood’s value case rests on one fact: Fleetwood Station is under construction as part of the Surrey–Langley SkyTrain extension along Fraser Highway. All eight stations on that line are now being built, with service intended to open by the end of 2029. Fleetwood has historically traded at a discount to Guildford and Surrey Centre precisely because it lacked rapid transit. That gap is what closes when the line opens. Fleetwood Park and the Surrey Sport & Leisure Complex are the neighbourhood anchors.

How the pricing compares

Measured against 40 other Surrey wood-frame projects in my database, the median blended price is $786 per sq. ft. Fleetwood Village II (Condos Building 6) at $890 sits about 13% above that, toward the upper end of the Surrey wood-frame range. I would rather say that plainly than dress it up. A premium can be entirely rational, scarcity of the format, walkable transit, a better site, but you should be able to state what you are paying it for.

Direct comparables

Priced under it: Fellow at $878, Zenith at $885, Pura (Phase 2) at $887 per sq. ft. Priced over it: Halo at $904, Kingsgate at $916, Pinnacle at $932 per sq. ft. Those are the projects worth putting side by side with this one.

What I would check before you sign

1. The outside completion date in the disclosure statement, which will be later than the estimate above and is the date you are actually agreeing to.
2. The deposit milestones, and whether your funds are committed elsewhere at those dates.
3. The assignment clause. Some developers restrict it outright; know before you sign.
4. GST and the first-time buyer rebate. In this price band the rebate changes the arithmetic materially. Worth running the numbers before you commit.
5. What is actually left, and why. Remaining inventory is rarely the pick of the release.
6. Monthly costs: strata fees on the plan you actually want.
