Location

The King George Corridor runs through South Surrey between Highway 99 and the Semiahmoo Peninsula. Grandview Corners and Morgan Crossing cover most of the shopping, the South Surrey Park & Ride handles express bus connections, and White Rock beach is a short drive. It is suburban, car-oriented, and popular with downsizers.

How the pricing compares

Measured against 40 other Surrey wood-frame projects in my database, the median blended price is $786 per sq. ft. Halo at $904 sits about 15% above that, toward the upper end of the Surrey wood-frame range. I would rather say that plainly than dress it up. A premium can be entirely rational, scarcity of the format, walkable transit, a better site, but you should be able to state what you are paying it for.

Direct comparables

Priced under it: Zenith at $885, Pura (Phase 2) at $887, Fleetwood Village II (Condos Building 6) at $890 per sq. ft. Priced over it: Kingsgate at $916, Pinnacle at $932, Fleetwood Village II (Condos Building 7) at $939 per sq. ft. Those are the projects worth putting side by side with this one.

What I would check before you sign

  1. Whether the date holds. A near-term completion on a project still pre-launch or mid-construction is tight. Ask what the outside completion date in the disclosure statement says. That is the date that binds you, not the one in the marketing.
  2. The deposit schedule: 15% total, but the staging is what hits your cash flow.
  3. Assignment terms: whether you can assign, the fee, and whose consent you need. CSAIR reporting now makes assignment activity visible to the CRA.
  4. What is actually left, and why. Remaining inventory is rarely the pick of the release.
  5. Strata fees against the projected budget, not the launch estimate.
