The eastern neighbourhood around Sapperton Station and the Royal Columbian Hospital. The hospital’s multi-phase redevelopment is a substantial long-term employment anchor, which supports rental demand. Brewery District has added retail and office density here.
Uptown & Brow of the Hill
The commercial heart on Sixth Street, up the hill from downtown. Denser mid-rise, older housing stock in transition, close to Moody Park and Royal City Centre. Generally better value per square foot than downtown.
Queensborough
On Lulu Island, across the Queensborough Bridge and geographically closer to Richmond than to the rest of New West. Predominantly townhomes and low-rise, with Queensborough Landing retail. No SkyTrain: this is a driving neighbourhood.
