They sit along the edges of the Brentwood, Metrotown, Lougheed and Edmonds tower districts, on single-family streets being rezoned around them. Here is what I track, and what changes when you buy a Burnaby townhome instead of a condo.

Four things that change when the project is small.
i. The towers set the price, the townhomes trade off it
Burnaby’s townhome comparables are thin because the projects are small and scattered between tower districts. The brochure will benchmark against Metrotown concrete; the honest benchmark is the townhome median at the top of this page, then the two or three townhome projects nearest the one you are looking at. Every project page above names them.
ii. Wood-frame, three storeys, a small strata
Almost every Burnaby townhome presale is wood-frame and three storeys, with a garage on the ground floor and the living space above. Strata sizes run from a dozen homes to around a hundred, so there is no pool, no concierge and usually no elevator. Strata fees per square foot tend to run below a concrete tower’s, but a small strata also means fewer owners to share a large repair.
iii. Deposits still run 10 to 20 percent
Deposit structures follow the same pattern as condos: 10 to 20 percent of the price, paid in stages between contract and completion, held in trust under the Real Estate Development Marketing Act. Each project page lists the deposit the developer has published.
iv. Shorter builds, lower sunset risk
Wood-frame builds complete faster than concrete, often within two years of launch, which shortens the window in which rates and your own circumstances can change. It also means the outside date in the contract matters less than it does on a tower, though you should still read it.
Where the price lands against the thresholds.
A large share of Burnaby townhomes price above the property transfer tax line, so budget for PTT on top of the price. The newly built home exemption removes property transfer tax in full on a home priced at $1,100,000 or less and phases out completely at $1,150,000. The first-time buyer exemption is full at $835,000 and gone at $860,000. Check the project’s released pricing against those two lines before you assume either applies.
GST is 5 percent on every new home. For contracts signed on or after 20 March 2025, first-time buyers get a full GST rebate on homes up to $1,000,000, phasing out to nothing at $1,500,000. That date matters: the measure was announced in May 2025 but applies from March, and most summaries online still get it wrong. The presale tax guide walks through the mechanics.
Two more rules attach to the contract itself. The BC home flipping tax takes 20 percent of the profit if you sell or assign within a year of buying, tapering to zero at two years, and it applies to presale contracts. And the seven-day rescission period lets you cancel any presale contract for any reason within seven days and get the deposit back.

Are Burnaby townhome presales cheaper per square foot than condos?
Per square foot, wood-frame townhomes usually price below concrete towers in the same district, but the total price is higher because the homes are two to three times the size. Which parts of Burnaby have townhome presales right now?
The list above is the current answer, and it changes. Historically they cluster on the single-family streets around Brentwood, Edmonds, Lougheed and the Heights, where the city’s rezoning allows ground-oriented infill, rather than inside the tower cores.
Can I assign a Burnaby townhome presale before completion?
Only if the contract allows it, usually with a fee to the developer, and the flipping tax applies within two years. With a small project there are few buyers looking for an assignment in that exact strata, so plan to complete rather than plan to flip.
