Choosing a presale realtor in Vancouver.

Everyone claims to be the best presale agent in Vancouver. Instead of claiming it, here is how to actually evaluate one — from someone who has spent twelve years on developer sales floors and knows exactly what separates a launch insider from a name on the co-op list.

01 · Why it matters

The sales centre works for the developer. Your agent works for you.

Presale is the only corner of real estate where the seller’s team is sitting at the table before you even walk in. The people at the sales centre are professionals — I have been one of them, on twenty launches — but their job is to sell the developer’s inventory at the developer’s price, starting with the units the developer most wants to move.

Your own presale realtor costs you nothing: the developer pays the co-operating commission, and the price is identical whether you walk in alone or represented. What changes is who reads the deposit structure, the assignment clause and the disclosure statement amendments on your side of the table — and whether you hear an honest “wait for the next phase” when that is the right answer.

02 · What to look for

Six things that separate a presale specialist from a generalist.

i.

A verifiable launch track record

Not “sold presales” — worked launches. Ask which projects, for which developers, in which years. Specifics are easy to check and hard to fake.

ii.

Developer-side experience

An agent who has worked inside sales programs knows how allocation actually happens, how pricing is set floor by floor, and which incentives are negotiable this quarter.

iii.

A current read on absorption

What is actually selling in Burquitlam, Brentwood or Surrey City Centre right now — with numbers, not vibes. Ask what they think of a project and listen for a reason to say no.

iv.

Contract fluency

Avesdo, MyLasso, Spark, DocuSign — and more importantly, the seven-day rescission period, deposit schedules and assignment terms behind them.

v.

Your language, fluently

Presale contracts are dense in any language. If your family deliberates in Cantonese or Mandarin, your advisor should be able to argue both sides of a floor plan in it.

vi.

Service through completion

Presales close two to four years after you sign. Deficiency walkthroughs, mortgage timing, assignment decisions — the agent should still be answering the phone in year three.

Before you pick anyone — including me.

Does using a presale realtor cost the buyer anything?

No. The developer pays the co-operating commission, and the purchase price is the same whether you are represented or not. Walking in alone does not earn you a discount — it just means nobody at the table works for you.

Can an agent get me a lower price than the sales centre?

Rarely — launch pricing is fixed. What a connected agent gets you is allocation on high-demand plans, early access before public launch, current incentives, and an honest comparison against competing projects, which is usually worth more than a sticker discount.

Is it better to deal directly with the developer’s sales team?

The sales team represents the developer — that is their job, and I have done it for twenty launches. They are excellent at it. Which is exactly why you want your own representation reading the contract.

What is a presale assignment?

Selling your contract to another buyer before the building completes. Whether it is allowed, what it costs and how it is taxed varies by project and by year — check the assignment clause before you sign, not after.
