The Honest Position on Downtown Vancouver Presales
Downtown Vancouver has less presale supply than almost any other part of Metro Vancouver, and that is not a temporary condition. The peninsula was largely built out through the Concord Pacific and Coal Harbour era, and what remains is infill: individual sites, mostly in the West End and along the Burrard and Davie corridors, released slowly under the West End Community Plan.
If you want volume and choice, downtown is the wrong search. If you specifically want to live on the peninsula and you are prepared to wait for the right site, it is a real market — just a thin one. I would rather tell you that up front than pretend otherwise.
Downtown’s Presale Sub-Markets
West End
Where most remaining downtown presale capacity sits. The West End Community Plan permits taller buildings along Burrard, Davie and Georgia while protecting the low-rise residential interior. Sites come forward individually, often replacing older rental buildings, which brings tenant-relocation obligations and longer approval timelines.
Coal Harbour
Essentially complete. Occasional final-phase or boutique releases, waterfront and mountain outlook, and the highest per-square-foot pricing on the peninsula. Presale opportunities here are rare and usually small.
Yaletown & Downtown South
Built out through the 1990s and 2000s. New supply is limited to isolated infill sites. Strong resale liquidity, which matters if assignment or early exit is part of your thinking.
Gastown & Crosstown
Heritage-constrained and slow to develop. Character buildings, conversion projects and small floor plates. A specific taste rather than a general recommendation.
What a Downtown Vancouver Presale Actually Costs
Downtown carries the highest per-square-foot pricing in the city outside parts of the West Side, and the units are generally smaller. Budget for:
- Deposit — typically 10–20% staged over 6–18 months. On higher-priced downtown units the absolute dollar amounts get large quickly, so the staging schedule matters more than the percentage.
- GST — 5% on new construction at completion. The federal first-time-buyer rebate is largely irrelevant downtown: the under-$1M threshold and $1.5M phase-out sit below most new downtown two-bedroom pricing.
- Property transfer tax — assessed at completion. On downtown price points the 3% tier above $2M and the additional 2% above $3M are real numbers worth modelling before you sign.
- Strata fees — downtown towers with concierge, pool and extensive amenity space carry higher monthly costs than a comparable suburban building. This affects your carrying cost and your rental yield.
- Parking — expensive, sometimes unavailable, and increasingly unbundled from the unit price.
What to Know Before Buying a Downtown Presale
- Rental-replacement projects run long. Many West End sites require replacing existing rental units and relocating tenants. That is good policy and it adds time. Expect longer gaps between launch and completion than in a greenfield suburban project.
- View protection is not guaranteed. A view corridor today can be built out tomorrow unless it is protected by policy. Ask specifically what is entitled on the neighbouring sites.
- Small floor plates need scrutiny. Downtown efficiency units can be excellent value or genuinely unlivable depending on layout. Floor plans deserve more attention here than anywhere else in the region.
- Seven days, always. Every BC presale carries a mandatory seven-day rescission period under REDMA with a full deposit refund. On a downtown price point that week is worth taking seriously.
- Assignment terms vary. Check the clause before signing. Assignments are reported to the CRA through CSAIR and any profit is taxable.
Frequently Asked Questions About Downtown Vancouver Presales
Are there many presale condos in downtown Vancouver?
Not many. The peninsula is largely built out, and remaining supply is infill — mostly West End sites released individually. Compared with Surrey, Burnaby or Coquitlam, downtown is a low-volume presale market.
Why is downtown so expensive per square foot?
Land scarcity, high construction costs for concrete towers, and sustained demand for a walkable peninsula location. Downtown units are also typically smaller, so the per-square-foot figure and the total price tell different stories.
Do I qualify for the first-time buyer GST rebate downtown?
Usually not. The full federal rebate applies to new homes under $1M and phases out by $1.5M, and most new downtown two-bedroom units price above that. It can still apply to smaller studio and one-bedroom units.
Is downtown a good rental investment?
Rental demand downtown is consistently strong. But higher strata fees, higher property transfer tax tiers and higher entry pricing all compress yield relative to suburban transit-oriented projects. What should I look at instead if I want more choice?
