Concrete
— 01 / Overview

Overview

Juno is a 341-home concrete development at 13878 104 Avenue, Surrey, BC, in Surrey City Centre. Homes run 401 to 1,204 sq. ft. Blended pricing is around $1,018 per sq. ft. Estimated completion is 2028.

Plans start at 401 sq. ft., so the release spans studios through to 1,204 sq. ft. family plans, worth knowing that the per-foot average below blends two quite different products.

Location

Surrey City Centre is the region’s second downtown in everything but name. King George and Surrey Central Stations put you on the Expo Line, SFU’s Surrey campus sits inside Central City, and Surrey Memorial Hospital, City Hall and the central library are all within the core. Holland Park anchors the green space. It is also where the Surrey–Langley SkyTrain extension begins, which will make this the transfer point for everything east of here.

The homes

  • 341 homes, concrete construction
  • 401 – 1,204 sq. ft.
  • Blended pricing around $1,018 per sq. ft.
  • At that blended rate, roughly $408,000 for the smallest plan and $1,226,000 for the largest
  • 15% deposit
  • Estimated completion 2028
  • Status: Now Selling

How the pricing compares

Measured against 22 other Surrey concrete projects in my database, the median blended price is $1,059 per sq. ft. Juno at $1,018 is within a few percent of it, effectively at market. That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: Belvedere (Phase 2) at $821 per sq. ft. Priced over it: The Manhattan at $1,030, Century City Holland Park – Park Tower 1 at $1,056, SkyLiving at $1,060 per sq. ft. I would look at those before signing anything here.

Narrowed to Surrey City Centre specifically (5 comparable projects), the local median is $1,056, putting Juno roughly 4% below its immediate neighbours.

What I would check before you sign

  1. The length of the commitment. A completion this far out means you are agreeing today to a mortgage you will not qualify for until roughly the end of the decade, under lending rules that do not exist yet. You qualify at completion, not at signing.
  2. The deposit schedule: 15% total, but the staging is what hits your cash flow.
  3. Assignment terms: whether you can assign, the fee, and whose consent you need. CSAIR reporting now makes assignment activity visible to the CRA.
  4. Concurrent supply at completion. Relevant if you are buying to rent or assign rather than to occupy.
  5. What is actually left, and why. Remaining inventory is rarely the pick of the release.
  6. Strata fees against the projected budget, not the launch estimate.
