Plans start at 394 sq. ft., so the release spans studios through to 1,147 sq. ft. family plans, worth knowing that the per-foot average below blends two quite different products.

Location

Burquitlam is the most transit-connected corner of Coquitlam. Burquitlam Station on the Millennium Line reaches downtown Vancouver without a transfer, Lougheed Town Centre is one stop away, and buses run directly up Burnaby Mountain to SFU. Como Lake and Burquitlam Plaza cover the everyday. The neighbourhood is densifying quickly and mostly upward, towers are the default form here, which makes ground-oriented supply genuinely scarce.

How the pricing compares

Measured against 32 other Coquitlam wood-frame projects in my database, the median blended price is $915 per sq. ft. Wilford at $1,025 sits about 12% above that, toward the upper end of the Coquitlam wood-frame range. I would rather say that plainly than dress it up. A premium can be entirely rational, scarcity of the format, walkable transit, a better site, but you should be able to state what you are paying it for.

Direct comparables

Priced under it: Skylark at $905, Aavand at $975 per sq. ft. Priced over it: Soenhaus at $1,105, Emerald at $1,116 per sq. ft. I would look at those before signing anything here.

Narrowed to Burquitlam specifically (4 comparable projects), the local median is $1,040, so this is in line with its own immediate neighbourhood, not just the city average.

What I would check before you sign

  1. The outside completion date in the disclosure statement, which will be later than the estimate above and is the date you are actually agreeing to.
  2. Deposit timing against the rest of your cash position.
  3. Whether you can assign, and at what cost. Assume the CRA sees it: CSAIR reporting covers this now.
  4. What is actually left, and why. Remaining inventory is rarely the pick of the release.
  5. Strata fees against the projected budget, not the launch estimate.
