Location

Brentwood has been rebuilt around the Millennium Line over the past decade. Brentwood Town Centre Station and The Amazing Brentwood put transit, groceries and retail within a walk, and the line runs to both downtown Vancouver and Coquitlam without a transfer. The amenity is excellent and the tower pipeline is deep, worth knowing if you are buying to rent or assign rather than occupy.

That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: Gilmore Place – Tower 2 at $1,075, Slate at $1,193, Thind Brentwood – Lumina (Eclipse) at $1,230 per sq. ft. Priced over it: South Yards (Phase 1 – Tower B) at $1,293 per sq. ft. The spread across that group is mostly siting and phase, not build quality.

Narrowed to Brentwood specifically (6 comparable projects), the local median is $1,134, putting South Yards (Phase 1 – Tower A) roughly 10% above its immediate neighbours.

What I would check before you sign

  1. The outside completion date in the disclosure statement, which will be later than the estimate above and is the date you are actually agreeing to.
  2. Deposit timing against the rest of your cash position.
  3. Whether you can assign, and at what cost. Assume the CRA sees it: CSAIR reporting covers this now.
  4. Concurrent supply at completion. Relevant if you are buying to rent or assign rather than to occupy.
  5. What is actually left, and why. Remaining inventory is rarely the pick of the release.
  6. The projected strata budget, which is usually optimistic at launch.
