Overview
Boardwalk 7 is a 65-home townhome development at 4238 Wolf Way, Tsawwassen First Nation, BC V4M 0E1, in Tsawwassen. Homes run 918 to 1,835 sq. ft. Blended pricing is around $572 per sq. ft. Estimated completion is 2026.
At up to 1,835 sq. ft. these are detached-house alternatives rather than starter homes. The buyer is usually a family trading up out of an apartment, or down out of a single-family house.
Location
Tsawwassen sits at the southwest corner of Metro Vancouver, Tsawwassen Mills and Tsawwassen Commons for shopping, the BC Ferries terminal for the islands, and Centennial Beach and Boundary Bay Regional Park for the shoreline. Highway 17 connects to the tunnel and Richmond. It is a genuinely quiet coastal setting and an unavoidably car-dependent one.
Tenure: read this part
Homes in the Tsawwassen Shores area are sold on a 99-year leasehold, not freehold. Tsawwassen First Nation holds the underlying land, the developer leases it, and buyers take a long-term sublease. You own the home and can sell or transfer it much as you would a freehold property, but for a defined term rather than in perpetuity.
Practically: property assessment and taxation work through BC Assessment much as in any municipality, and the major banks do lend on leasehold, with CMHC insurance available where its requirements are met. What differs is that your lender pool is narrower than on freehold, and the remaining lease term becomes a factor for future buyers. Get a lender view specific to this property early, not a general pre-approval, and have your lawyer read the sublease before your deposit becomes non-refundable.
None of that makes it a poor purchase. Leasehold is precisely why the per-foot pricing below sits where it does, and for plenty of buyers that trade is worth making knowingly.

How the pricing compares
Measured against 5 other Delta townhome projects in my database, the median blended price is $764 per sq. ft. Boardwalk 7 at $572 sits about 25% below that. A discount that size is usually paying you to accept something, a longer commute, a smaller lender pool, an earlier phase, or a less established neighbourhood. It is worth naming which one before treating it as a bargain.
Direct comparables
Priced over it: Boardwalk 6 at $663, Southlands – Bayside Mews at $752, Southlands – Centennial Green at $778 per sq. ft. The spread across that group is mostly siting and phase, not build quality.
Narrowed to Tsawwassen specifically (4 comparable projects), the local median is $765, putting Boardwalk 7 roughly 25% below its immediate neighbours.
What I would check before you sign
If you are weighing Boardwalk 7 against the comparables above, I am happy to go through them with you side by side rather than one brochure at a time. I can also get you current pricing and plans.
