Surrey is where Metro Vancouver’s townhome supply concentrates, and most of it is sold before it is built. The catch is that “Surrey” is six markets under one name: a Clayton townhome and a South Surrey townhome share a city hall and little else. Here is the full list, and how to read it.

Four things to know before you compare two Surrey townhomes.
i. Six markets, six sets of comparables
City Centre and Guildford lean to towers and stacked townhomes near SkyTrain. Fleetwood and Clayton carry the deepest townhome supply. Newton and Panorama Ridge are older, larger-lot townhome country. South Surrey and Grandview Heights price highest and build largest. A comparable has to come from the same pocket, which is why each project page above names its own neighbours rather than a city average.
ii. The SkyTrain question
The Surrey–Langley SkyTrain is targeted for the end of 2029, with stations through Fleetwood and Clayton. Presales near those stations already price the line in. The question is not whether the premium exists but whether it is justified by the timing: a townhome launched in 2026 completes well before the trains run, so you carry the premium through completion on the strength of a target date.
iii. Family floor plans
Three- and four-bedroom plans are common here, larger than anything sold as a townhome closer to Vancouver, almost always wood-frame, with stratas running from a few dozen homes to well over a hundred. Bigger stratas mean more shared amenities and more owners to share a repair; smaller ones mean the reverse.
iv. Deposits and timelines
Deposits run 10 to 20 percent in stages, held in trust under the Real Estate Development Marketing Act, and wood-frame construction usually completes within about two years of launch. Each project page lists the published deposit and the developer’s stated completion window.
Where the price lands against the thresholds.
More Surrey townhomes fall under the $1,100,000 property transfer tax line than anywhere closer to Vancouver, which makes the newly built home exemption worth real money here. The newly built home exemption removes property transfer tax in full on a home priced at $1,100,000 or less and phases out completely at $1,150,000. The first-time buyer exemption is full at $835,000 and gone at $860,000. Check the project’s released pricing against those two lines before you assume either applies.
GST is 5 percent on every new home. For contracts signed on or after 20 March 2025, first-time buyers get a full GST rebate on homes up to $1,000,000, phasing out to nothing at $1,500,000. That date matters: the measure was announced in May 2025 but applies from March, and most summaries online still get it wrong. The presale tax guide walks through the mechanics.
Two more rules attach to the contract itself. The BC home flipping tax takes 20 percent of the profit if you sell or assign within a year of buying, tapering to zero at two years, and it applies to presale contracts. And the seven-day rescission period lets you cancel any presale contract for any reason within seven days and get the deposit back.
Common questions
Which Surrey neighbourhood should I start with?
It depends on what you are buying for. City Centre and Fleetwood for transit, Clayton and Cloverdale for family space at a lower price, South Surrey for size and schools. The project pages above show where each one sits against its own pocket, which is the comparison that matters.
Is the SkyTrain already priced into Surrey presales?
Largely, yes, for anything within walking distance of a planned station. Buy the home for what it is today and treat the line as upside on a target date, not as a guarantee built into the price.
Do Surrey townhome presales qualify for first-time buyer breaks?
