Coquitlam’s presale townhomes come in two kinds: the Burke Mountain hillside, where whole neighbourhoods are being built from bare ground, and the Evergreen Line corridor, where townhomes fill the streets between the Burquitlam and Coquitlam Centre towers. Two Coquitlams, and what each one asks of you.
i. Burke Mountain: buying into a neighbourhood that is still arriving
Burke Mountain is master-planned and built in phases by several developers at once. That gives you choice and plenty of comparables, but it also means the schools, shops and bus service are still being built out, and when you resell you compete with the developer’s next phase. Read the phase plan, not just the floor plan.
ii. The Evergreen Line corridor
In Burquitlam, along the Lougheed border and around Coquitlam Centre and Lincoln, townhomes are infill between towers. They are scarce, they walk to SkyTrain, and their comparables are thin, so the townhome median at the top of this page and the named neighbours on each project page are the honest benchmark.
iii. Wood-frame, three storeys, strata
Almost all of it is wood-frame and three storeys, garage below and living above, in stratas from a couple of dozen homes upward. No concierge, rarely an elevator, and strata fees per square foot that usually sit below a concrete tower’s.
iv. Deposits and timelines
Deposits run 10 to 20 percent in stages under the Real Estate Development Marketing Act. Wood-frame construction usually completes within about two years, but hillside servicing on Burke Mountain can move dates, so the outside date in the contract deserves a careful read. Where the price lands against the thresholds.
Many Coquitlam townhomes price close to the property transfer tax and GST rebate lines, so a few thousand dollars of list price can change the tax bill by far more. The newly built home exemption removes property transfer tax in full on a home priced at $1,100,000 or less and phases out completely at $1,150,000. The first-time buyer exemption is full at $835,000 and gone at $860,000. Check the project’s released pricing against those two lines before you assume either applies.
GST is 5 percent on every new home. For contracts signed on or after 20 March 2025, first-time buyers get a full GST rebate on homes up to $1,000,000, phasing out to nothing at $1,500,000. That date matters: the measure was announced in May 2025 but applies from March, and most summaries online still get it wrong. The presale tax guide walks through the mechanics.
Two more rules attach to the contract itself. The BC home flipping tax takes 20 percent of the profit if you sell or assign within a year of buying, tapering to zero at two years, and it applies to presale contracts. And the seven-day rescission period lets you cancel any presale contract for any reason within seven days and get the deposit back.

Burke Mountain for space, newness and choice, with a longer drive and a neighbourhood still filling in. Burquitlam and the Coquitlam Centre corridor for SkyTrain and scarcity, at a higher price per square foot. The project pages above show how each one prices against its own pocket.
How long does a Coquitlam townhome presale take to complete?
Usually within about two years of launch for wood-frame construction. The developer’s stated window is on each project page; the contract’s outside date is what actually binds, and it is worth reading before you sign.
What deposit should I expect on a Coquitlam townhome?
Ten to twenty percent of the price, paid in stages between contract and completion and held in trust. Each project page lists the deposit the developer has published, and the seven-day rescission period applies to every contract.
