Delta Presale Condos & Townhomes
Looking for Delta presale homes? Delta is three distinct communities, North Delta, Ladner and Tsawwassen, spread across farmland, waterfront and suburban neighbourhoods south of the Fraser. It is one of the quieter presale markets in Metro Vancouver, and one of the few offering genuine ground-oriented space at accessible pricing. I track every active Delta presale.
Why Buy Presale in Delta?
Delta trades density for space. Most of the municipality is agricultural land protected within the ALR, which permanently limits how much can be built and keeps the character rural in a way that is increasingly rare this close to Vancouver. What does get built tends to be townhomes and low-rise rather than towers.
The trade-off is transit. Delta has no SkyTrain. Ladner and Tsawwassen are served by bus and the George Massey crossing, and North Delta connects toward Surrey. If rapid transit is essential to you, this is not your market.
Delta Presale Highlights
- North Delta: the most populous area, adjoining Surrey, closest to regional employment
- Ladner: historic village centre, harbour, farmland setting
- Tsawwassen: beaches, the ferry terminal, Tsawwassen Mills, and the region’s newest master-planned lands
- Tsawwassen First Nation lands: a distinct development area with its own governance and tax structure
Delta’s Presale Neighbourhoods, Explained
North Delta
The northeastern quarter, bordering Surrey along Scott Road. The most urban part of Delta and the closest to regional employment centres and the Expo Line at Scott Road Station. Most of Delta’s apartment and townhome supply is here.
Ladner
A historic fishing and farming village on the south arm of the Fraser, with a genuine village centre, a working harbour and heritage character. Development is modest and low-rise by design. Highly regarded by buyers who want small-town feel within the region.
Tsawwassen
The southwestern peninsula, known for beaches, the BC Ferries terminal and a warmer, drier microclimate. Southlands and the Tsawwassen Springs area have brought newer master-planned supply. Popular with downsizers.
Tsawwassen First Nation Lands
A separate jurisdiction with its own land governance, adjacent to Tsawwassen Mills. Homes here are typically on leasehold or fee-simple-equivalent tenure under the Nation’s land code rather than standard provincial freehold. That is not a problem, but it is different, financing and resale work differently, and you should understand the tenure before you sign anything.

What a Delta Presale Actually Costs
- Deposit: typically 10–20%, staged over roughly 6–18 months.
- GST: 5% on new construction at completion. Delta pricing means the federal first-time-buyer rebate frequently applies: full rebate under $1M, phasing out to $1.5M.
- Property transfer tax: assessed at completion, with first-time-buyer and newly-built-home exemptions often available at Delta price points.
- Transport: without SkyTrain, most Delta households run one or two vehicles. That is a real monthly cost worth putting in the model.
What to Know Before Buying a Delta Presale
- Understand the tenure. On Tsawwassen First Nation lands the ownership structure differs from standard provincial freehold. Get it explained properly, in writing, before the seven days run out.
- ALR boundaries shape everything. The Agricultural Land Reserve covers much of Delta. It protects the setting and it caps future supply.
- Check the crossing. The George Massey corridor is a known constraint and a long-running provincial project. Your commute assumptions should be tested at rush hour, not on a Sunday.
- Seven days, always. Every BC presale carries a mandatory seven-day rescission period under REDMA with a full deposit refund.
- Assignment terms vary. Read the clause before signing. Assignments are reported to the CRA through CSAIR and profits are taxable.
Frequently Asked Questions About Delta Presales
Does Delta have SkyTrain?
No. The nearest station is Scott Road on the Expo Line, at the North Delta and Surrey boundary. Ladner and Tsawwassen are served by bus.
What is the difference between North Delta, Ladner and Tsawwassen?
North Delta is the most urban and closest to Surrey. Ladner is a historic village on the Fraser. Tsawwassen is the coastal peninsula near the ferry terminal. They are geographically separated and feel like three different places.
Is buying on Tsawwassen First Nation land different?
Yes. The land is governed under the Nation’s own land code rather than standard provincial freehold, which affects financing, tenure and resale. It is a legitimate form of ownership. It simply needs to be understood properly first.
What deposit will I need?
Typically 10–20% of the purchase price, staged over several instalments across 6–18 months.
