Concrete
— 01 / Overview

Overview

Ethos is a 218-home concrete development at 6596 Marlborough Avenue, Burnaby, BC, in Metrotown. Homes run 398 to 1,021 sq. ft. Blended pricing is around $1,320 per sq. ft. Estimated completion is 2027.

Plans start at 398 sq. ft., so the release spans studios through to 1,021 sq. ft. family plans, worth knowing that the per-foot average below blends two quite different products.

Location

Metrotown is the densest node in Burnaby and one of the busiest in the region. Metrotown Station on the Expo Line, Metropolis at Metrotown, Crystal Mall, the Bonsor recreation complex and Central Park are all within walking distance of each other. You are buying maximum convenience and accepting maximum density, including a lot of concurrent construction.

The homes

  • 218 homes, concrete construction
  • 398 – 1,021 sq. ft.
  • Blended pricing around $1,320 per sq. ft.
  • At that blended rate, roughly $525,000 for the smallest plan and $1,348,000 for the largest
  • 15% deposit
  • Estimated completion 2027
  • Status: Now Selling

How the pricing compares

Measured against 48 other Burnaby concrete projects in my database, the median blended price is $1,248 per sq. ft. Ethos at $1,320 is within a few percent of it, effectively at market. That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: O2 O2 at $1,285, Nuvo at $1,290, Reign – South Tower at $1,311 per sq. ft. Worth pricing those against this before you decide.

Narrowed to Metrotown specifically (7 comparable projects), the local median is $1,245, putting Ethos roughly 6% above its immediate neighbours.

What I would check before you sign

  1. The outside completion date in the disclosure statement, which will be later than the estimate above and is the date you are actually agreeing to.
  2. Deposit timing against the rest of your cash position.
  3. The assignment clause. Some developers restrict it outright; know before you sign.
  4. Which homes are still available, and ask directly why those ones are.
  5. Strata fees against the projected budget, not the launch estimate.

Before you commit at Ethos, get someone to read the disclosure statement with you. I do this for clients as a matter of course, along with pulling floor plans and real availability.
