Location

This is downtown Port Coquitlam: Shaughnessy Street, Leigh Square, the PoCo recreation complex, and the Traboulay PoCo Trail looping the city. The West Coast Express station gets commuters to downtown Vancouver in roughly 45 minutes, though it runs on a weekday schedule rather than all day. There is no SkyTrain here, and that absence is most of the reason the neighbourhood still prices below Coquitlam Centre.

That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: Marlow at $855, Two Shaughnessy at $883, Luxora at $890 per sq. ft. Priced over it: Porthaven at $948 per sq. ft. Worth pricing those against this before you decide.

Narrowed to Port Coquitlam, south of Lougheed specifically (7 comparable projects), the local median is $855, putting Livy roughly 8% above its immediate neighbours.

What I would check before you sign

  1. The outside completion date in the disclosure statement, which will be later than the estimate above and is the date you are actually agreeing to.
  2. The deposit schedule: 15% total, but the staging is what hits your cash flow.
  3. The assignment clause. Some developers restrict it outright; know before you sign.
  4. The unsold inventory specifically. On a selling project this tells you a lot.
  5. The projected strata budget, which is usually optimistic at launch.
