Parkway 1 – Aspect.

Concrete
— 01 / Overview

Overview

Parkway 1 – Aspect is a 363-home concrete development at 13550 105 Avenue, Surrey, BC, in Surrey City Centre. Homes run 328 to 983 sq. ft. Blended pricing is around $1,115 per sq. ft. Estimated completion is 2026.

Plans start at 328 sq. ft., so the release spans studios through to 983 sq. ft. family plans, worth knowing that the per-foot average below blends two quite different products.

Location

Surrey City Centre is the region’s second downtown in everything but name. King George and Surrey Central Stations put you on the Expo Line, SFU’s Surrey campus sits inside Central City, and Surrey Memorial Hospital, City Hall and the central library are all within the core. Holland Park anchors the green space. It is also where the Surrey–Langley SkyTrain extension begins, which will make this the transfer point for everything east of here.

The homes

  • 363 homes, concrete construction

  • At that blended rate, roughly $366,000 for the smallest plan and $1,096,000 for the largest

  • Status: Now Selling

How the pricing compares

Measured against 22 other Surrey concrete projects in my database, the median blended price is $1,057 per sq. ft. Parkway 1 – Aspect at $1,115 is within a few percent of it, effectively at market. That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: The Manhattan at $1,030, Century City Holland Park – Park Tower 1 at $1,056, SkyLiving at $1,060 per sq. ft. The spread across that group is mostly siting and phase, not build quality.

Narrowed to Surrey City Centre specifically (5 comparable projects), the local median is $1,030, putting Parkway 1 – Aspect roughly 8% above its immediate neighbours.

What I would check before you sign

  1. Whether the date holds. A near-term completion on a project still pre-launch or mid-construction is tight. Ask what the outside completion date in the disclosure statement says. That is the date that binds you, not the one in the marketing.
  2. The deposit milestones, and whether your funds are committed elsewhere at those dates.
  3. Assignment rights and fees, which matter more the longer the build runs.
  4. Concurrent supply at completion. Relevant if you are buying to rent or assign rather than to occupy.
  5. Which homes are still available, and ask directly why those ones are.
  6. The projected strata budget, which is usually optimistic at launch.

If you are weighing Parkway 1 – Aspect against the comparables above, I am happy to go through them with you side by side rather than one brochure at a time. I can also get you current pricing and plans.
