Concrete
— 01 / Overview

Overview

SkyLiving is a 215-home concrete development at 13866 100 Avenue, Surrey, BC, in Surrey City Centre. Homes run 406 to 1,217 sq. ft. Blended pricing is around $1,060 per sq. ft. Estimated completion is 2028.

Plans start at 406 sq. ft., so the release spans studios through to 1,217 sq. ft. family plans, worth knowing that the per-foot average below blends two quite different products.

Location

Surrey City Centre is the region’s second downtown in everything but name. King George and Surrey Central Stations put you on the Expo Line, SFU’s Surrey campus sits inside Central City, and Surrey Memorial Hospital, City Hall and the central library are all within the core. Holland Park anchors the green space. It is also where the Surrey–Langley SkyTrain extension begins, which will make this the transfer point for everything east of here.

The homes

  • 215 homes, concrete construction
  • 406 – 1,217 sq. ft.
  • Blended pricing around $1,060 per sq. ft.
  • At that blended rate, roughly $430,000 for the smallest plan and $1,290,000 for the largest
  • 15% deposit
  • Estimated completion 2028
  • Status: Now Selling

How the pricing compares

Measured against 22 other Surrey concrete projects in my database, the median blended price is $1,057 per sq. ft. SkyLiving at $1,060 is within a few percent of it, effectively at market. That makes this a decision about the specific home rather than about the price level: orientation, floor, plan efficiency and outlook are what will differentiate your outcome here.

Direct comparables

Priced under it: Juno at $1,018, The Manhattan at $1,030, Century City Holland Park – Park Tower 1 at $1,056 per sq. ft. Priced over it: Parkway 1 – Aspect at $1,115 per sq. ft. Worth pricing those against this before you decide.

Narrowed to Surrey City Centre specifically (5 comparable projects), the local median is $1,030, putting SkyLiving roughly 3% above its immediate neighbours.

What I would check before you sign

  1. The length of the commitment. A completion this far out means you are agreeing today to a mortgage you will not qualify for until roughly the end of the decade, under lending rules that do not exist yet. You qualify at completion, not at signing.
  2. The deposit schedule: 15% total, but the staging is what hits your cash flow.
  3. The assignment clause. Some developers restrict it outright; know before you sign.
  4. The unsold inventory specifically. On a selling project this tells you a lot.
  5. Strata fees against the projected budget, not the launch estimate.

Before you commit at SkyLiving, get someone to read the disclosure statement with you. I do this for clients as a matter of course, along with pulling floor plans and real availability.
