Wood-frame
— 01 / Overview

Overview

Zenith is a 66-home wood-frame development at 14295 103A Avenue, Surrey, BC V3T 1T1, in Guildford. Homes run 406 to 1,182 sq. ft. Blended pricing is around $885 per sq. ft. Estimated completion is 2027.

Plans start at 406 sq. ft., so the release spans studios through to 1,182 sq. ft. family plans, worth knowing that the per-foot average below blends two quite different products.

Location

Guildford is built around Guildford Town Centre and its recreation complex, with Highway 1 access at 152 Street making it one of the easier Surrey neighbourhoods to drive out of. Frequent bus service connects to Surrey Central Station for the Expo Line. It is an established, low-rise neighbourhood rather than a new town centre, and it prices accordingly.

The homes

  • 66 homes, wood-frame construction
  • 406 – 1,182 sq. ft.
  • Blended pricing around $885 per sq. ft.
  • At that blended rate, roughly $359,000 for the smallest plan and $1,046,000 for the largest
  • 15% deposit
  • Estimated completion 2027
  • Status: Now Selling

How the pricing compares

Measured against 40 other Surrey wood-frame projects in my database, the median blended price is $786 per sq. ft. Zenith at $885 sits about 13% above that, toward the upper end of the Surrey wood-frame range. I would rather say that plainly than dress it up. A premium can be entirely rational, scarcity of the format, walkable transit, a better site, but you should be able to state what you are paying it for.

Direct comparables

Priced under it: Silva 2 at $859, Spera at $859, Fellow at $878 per sq. ft. Priced over it: Pura (Phase 2) at $887, Fleetwood Village II (Condos Building 6) at $890, Halo at $904 per sq. ft. That group is the real competitive set for this address.

What I would check before you sign

  1. The outside completion date in the disclosure statement, which will be later than the estimate above and is the date you are actually agreeing to.
  2. The deposit milestones, and whether your funds are committed elsewhere at those dates.
  3. Assignment rights and fees, which matter more the longer the build runs.
  4. GST and the first-time buyer rebate. In this price band the rebate changes the arithmetic materially. Worth running the numbers before you commit.
  5. Which homes are still available, and ask directly why those ones are.
  6. The projected strata budget, which is usually optimistic at launch.

Happy to give you a straight read on whether Zenith fits what you are actually trying to do, including the cases where the answer is no. Contact me for plans and current pricing.
