Location

Central Lonsdale is the North Shore’s main street — Lonsdale Avenue’s shops and restaurants, Lions Gate Hospital, and Grand Boulevard’s green corridor. It is walkable in a way most of the North Shore is not, and frequent bus service runs down Lonsdale to the SeaBus.

How the pricing compares

Measured against 7 other North Vancouver concrete projects in my database, the median blended price is $1,250 per sq. ft. Elle at $1,492 sits about 19% above that, toward the upper end of the North Vancouver concrete range. I would rather say that plainly than dress it up. A premium can be entirely rational — scarcity of the format, walkable transit, a better site — but you should be able to state what you are paying it for.

Direct comparables

Priced under it: Innova at $1,250, Cascade at The Pier at $1,348, Millennium Central Lonsdale at $1,470 per sq. ft. Priced over it: Elle at $1,515 per sq. ft. That group is the real competitive set for this address.

What I would check before you sign

  1. Whether the date holds. A near-term completion on a project still pre-launch or mid-construction is tight. Ask what the outside completion date in the disclosure statement says — that is the date that binds you, not the one in the marketing.
  2. How the 15% is staged, not just that it totals 15%.
  3. Assignment rights and fees, which matter more the longer the build runs.
  4. What is actually left, and why. Remaining inventory is rarely the pick of the release.
  5. The projected strata budget, which is usually optimistic at launch.
