North Vancouver Presale Condos & Townhomes
Exploring North Vancouver presale condos? The North Shore is known for its mountain views, outdoor lifestyle, and tight housing supply, making presale real estate here especially valuable. Jacky Ng PREC* helps buyers and investors get first access to North Vancouver presale projects before they sell out.
Why Buy Presale in North Vancouver?
North Vancouver offers a rare combination: proximity to downtown Vancouver via the Lions Gate Bridge or SeaBus, excellent schools, and one of the most desirable outdoor lifestyles in Canada. Presale inventory here is limited, meaning prices hold strong and appreciation is consistent. For buyers who want the mountain-meets-city lifestyle, North Vancouver presale is a compelling long-term investment.
North Vancouver Presale Highlights
- Lower Lonsdale (LoLo): Waterfront village atmosphere, ferry access, high rental demand
- Central Lonsdale: Urban conveniences, walkable commercial strip, family-friendly
- Lynn Valley: Master-planned presale community, growing family suburb
- Moodyville / Seylynn: Transit-oriented development near Highway 1
Two North Vancouvers, and Why the Difference Matters
“North Vancouver” is two separate municipalities: the City of North Vancouver, which is compact, dense and built around Lonsdale, and the District of North Vancouver, which is larger, more suburban and stretches from Deep Cove to Lynn Valley to Edgemont. They have different councils, different community plans and different development pipelines.
Almost all North Shore presale supply is in the City, along the Lonsdale corridor. The District builds far less, and what it does build is lower density and more sporadic. If you are searching for “North Vancouver presale condos” and getting confusing results, that split is usually why.
The Constraint That Defines This Market
The North Shore has mountains on one side and an inlet on the other, and three crossings to the rest of the region. There is very little developable land left, and the community plans that govern it are protective. Supply is structurally tight in a way that is not true of Surrey, Langley or even Burnaby.
That cuts both ways for a presale buyer. Scarcity supports demand. But it also means fewer projects to choose between, less competition on pricing and incentives, and long gaps between launches in any given neighbourhood. Patience matters more here than in higher-volume markets.
North Vancouver’s Presale Neighbourhoods, Explained
Lower Lonsdale
The waterfront district around the SeaBus terminal and The Shipyards. This is the most walkable and most urban part of the North Shore, and the only neighbourhood where you can reach downtown Vancouver in about twenty minutes without touching a bridge. Highest density, highest per-square-foot pricing, strongest rental demand.
Central Lonsdale
Up the hill from the waterfront, centred on the Lonsdale and 13th–Keith commercial spine. Hospital, shops and schools within walking distance, more mid-rise than tower, and generally a step down in price from Lower Lonsdale for a comparable unit. The Harry Jerome community recreation centre redevelopment is reshaping this area.
Seylynn & Lynnmour
The cluster near the Ironworkers Memorial crossing, and the closest thing the North Shore has to a purpose-built new density node. Good access to the Second Narrows and to Capilano University, less traditional neighbourhood character, and typically better value per square foot than Lonsdale.
Lynn Valley
Further into the District, centred on the Lynn Valley town centre. Family-oriented, close to trails and Lynn Canyon, lower density and more townhome product. Presale launches here are infrequent.
Marine Drive & Norgate
The western corridor toward the Lions Gate crossing. Mixed light-industrial and residential in transition, with newer mid-rise appearing along Marine Drive. Often the entry price point for the North Shore.
What a North Vancouver Presale Actually Costs
- Deposit: typically 10–20%, staged over roughly 6–18 months. Because North Shore projects are smaller and launch less often, deposit structures here are less standardised than in high-volume markets.
- GST: 5% on new construction, due at completion. The federal first-time-buyer rebate applies fully under $1M and phases out to $1.5M. On the North Shore that threshold is a genuine constraint: many two-bedroom units land above it.
- Property transfer tax: assessed at completion, with newly-built-home and first-time-buyer exemptions worth checking against your specific price point.
- Parking: frequently priced separately, and worth more here than in transit-dense markets because most North Shore households still drive.
What to Know Before Buying a North Vancouver Presale
- Commuting is the real variable. The bridges are the defining daily fact of North Shore life. From Lower Lonsdale the SeaBus makes downtown genuinely easy. From Lynn Valley in rush hour it is a different proposition. Test your actual commute before you commit.
- Fewer projects means less leverage. In markets with twenty competing launches, developers compete on deposit terms and incentives. Here they often do not need to. Know what is actually negotiable.
- City versus District matters for timelines. Approval processes differ between the two municipalities, and that affects how confident you can be in a stated completion date.
- Seven days, always. Every BC presale carries a mandatory seven-day rescission period under REDMA with a full deposit refund. Use it to read the disclosure statement properly.
- Check the assignment clause. If you might need to exit before completion, that clause governs whether you can, and at what cost. Assignments are reported to the CRA via CSAIR and profits are taxable.
Frequently Asked Questions About North Vancouver Presales
Is there SkyTrain to North Vancouver?
No. The North Shore is served by the SeaBus from Lonsdale Quay to Waterfront, plus bus routes and the two bridge crossings. The SeaBus is fast and frequent, which is a large part of why Lower Lonsdale commands the pricing it does.
What deposit will I need?
Typically 10–20% of the purchase price, staged over several instalments across 6–18 months rather than paid in a lump sum.
Why are there so few North Vancouver presales compared to Surrey or Langley?
Geography and policy. The North Shore is hemmed in by mountains and water, and its community plans limit where density can go. Fewer sites means fewer launches.
Should I buy in the City or the District of North Vancouver?
If you want walkability, transit and the shortest trip downtown, the City, particularly Lonsdale. If you want space, trails and a quieter setting and you are comfortable driving, the District. They are genuinely different products and the right answer depends on how you actually live.
