Guildford is built around Guildford Town Centre and its recreation complex, with Highway 1 access at 152 Street making it one of the easier Surrey neighbourhoods to drive out of. Frequent bus service connects to Surrey Central Station for the Expo Line. It is an established, low-rise neighbourhood rather than a new town centre, and it prices accordingly.

How the pricing compares

Measured against 40 other Surrey wood-frame projects in my database, the median blended price is $786 per sq. ft. Terra Garden at $852 sits about 8% above that, toward the upper end of the Surrey wood-frame range. I would rather say that plainly than dress it up. A premium can be entirely rational, scarcity of the format, walkable transit, a better site, but you should be able to state what you are paying it for.

Direct comparables

Priced under it: Harlowe at $836, Hartley – Fern (Building 4) at $848, Queens – Bay Side Building 1 at $850 per sq. ft. Priced over it: Silva 2 at $859, Spera at $859, Fellow at $878 per sq. ft. Worth pricing those against this before you decide.

What I would check before you sign

  1. Whether the date holds. A near-term completion on a project still pre-launch or mid-construction is tight. Ask what the outside completion date in the disclosure statement says. That is the date that binds you, not the one in the marketing.
  2. The deposit schedule: 15% total, but the staging is what hits your cash flow.
  3. Assignment terms: whether you can assign, the fee, and whose consent you need. CSAIR reporting now makes assignment activity visible to the CRA.
  4. GST and the first-time buyer rebate. In this price band the rebate changes the arithmetic materially. Worth running the numbers before you commit.
  5. What is actually left, and why. Remaining inventory is rarely the pick of the release.
  6. Monthly costs: strata fees on the plan you actually want.

Before you commit at Terra Garden, get someone to read the disclosure statement with you. I do this for clients as a matter of course, along with pulling floor plans and real availability.
